The photo below is looking along Park Ave Kotara, with Joslin St heading up the hill to the left. This new estate was being advertised in 1925 so I suspect that the photograph dates from the same time.

Update, January 2025: I subsequently learned that this photograph is from the 40 page brochure produced for the auction sale of Kotara Estate that took place in January 1925. See National Library of Australia mc N 1870 MCL HIST 553
